Hinjewadi And Manesar: Promising New Locations For Real Estate Investors
Peripheral Towns such as Hinjewadi near Pune and Manesar on the outskirts of the National Capital Region NCR are the new havens for real estate investors who are trying to strike a balance between creaking infrastructure and rising costs.
GRIGlobal Real Estate Institute India Real Estate Investment Report 2007: India Gaining Momentum declared that 17 new corridors have emerged as strong investment destinations for investors with differing risk appetites. And Hinjewadi and Pune are among the most prominent.These two locations would also receive a boost from the neighbouring mature markets namely Pune and Gurgaon respectively.
In the words of Cushman and Wakefield GRI Real Estate Investment Report Hinjewadi near Pune and Manesar near Gurgaon emerge as the highest rankers on all parameters and are poised to be prominent locations with promising prospects due to relatively strengthened real estate dynamicas and favourable policies.
CW India Deputy Managing Directors Sanjay Dutt and Anurag Mathur said Overburdened infrastructure rising real estate and operational costs limited availability of large land parcels all have driven corporates and developers to seek alternate locations within their periphery.

The emerging corridors are extensions of tier I and tier II cities that stand to gain from the existing pool and benefits from preplanned infrastructure.
These corridors are rated as per three broad parameters sustainability momentum and economic environment on the basis of a multivariable analysis.
Besides Hinjewadi and Manesar some of the corridors that rank high on the parameters include Sriperumbudur Tamil Nadu Shamshabad Hyderabad Greater Noida NCR Panvel and Virar in and around Mumbai Rajarhat Chakan Khadadi Pune Kokapet Hyderabad Bidadi Karnataka Thane Mumbai Bantala and Tumkur Road. and Devanahalli Bangalore.
The real estate industry had been pegged at 16 billion in 200607. It is likely to reach 60 billion by 2010 growing at a compounded annual growth rate of 30 per cent according to a report from consultancy firm Ernst Young. In the last one year the real estate company has raised more than 4.4 billion through public equity offerings.
The availability of greater financing options has seen an increase in the scale of development consolidation of developer balance sheets greater streaming of the industry and greater emphasis on corporate structure. This in turn would help the industry in raising fresh resources Dutt said.

Hawaii Homes And Volcanoes For Sale
Can anybody find a home? For investment or for living in looking for homes for sale in Hawaii could be just part of that allin package vacation. Which is what some friends of mine discovered recently on their vacation to the islands. They liked the country so much they bought a piece of it. When people talk about Hawaii they think of Waikiki beach or Honolulu; the capital city located on the Oahu Island. Fair enoughbut what people dont realize when they look at a map of the island is Oahu is actually one of the smaller islands within the archipelago group of hundreds of other Hawaiian islands. Yes thats right Hawaii comprises around 100 distinct islands and many others that are not shown on the map and covers a span of 1500 km. As a matter of trivia interest Hawaii has some distinctive differences to other states of the US. For a start it is nowhere near the US. It is completely surrounded by water and hence has no boundary lines. It has a royal palace since it used to be an ancient sovereign Polynesian kingdom and it continues to grow in land area due to the volcanic lava activity. When some friends of mine visited the islands recently they were equally surprised by the lushness beauty and grace of these islands and they immediately fell in love. After stepping of the plane it was as though the volume had been turned up on our senses they were telling me. The stunning scenery along the Kauais Napali Coast the mule ride down to the Kalaupapa peninsula and the drive along the Manu Trail on Lanai is where they found some of the most incredible views theyd ever seen. One of their highlights of the trip was visiting the Kilauea Volcanoes at the National Park a 377 square mile park on Hawaiis Big Island a living museum where tourists can witness the powerful Hawaiian volcanoes that give great spiritual power. Which is where they came across the district of Puna they felt a special affinity with Puna a mesmerizing spiritual feeling that gave them a single unexplainable urge of belonging here. Puna offers some of the most pristine nature or untouched rainforests and goethermally heated ocean lagoons black sand beaches and those undeveloped trails like the Old Puna trail beach road of course golden sand beaches can be found at the other end of the island around 15Km away. Somewhere in Puna nestled somewhere between the lush rainforests and the ocean my friends found some Hawaii house sellers real estate and homes for sale; a 5 acre plot of land. They couldnt resist and without any delay they had the paper work processed put the deal through and paid a very reasonable price for it. The last time I spoke to them was a couple of months ago it seems they are having a holiday home built on land by a local company. And about the vacation they said quote: that was a vacation theyll never forget! . Of course the only souvenir I got for the suggestion was a lump of Hawaiian lava rock!

Getting Your Family Involved With A New Neighborhood
Being the new family on the block can be difficult for any family. Not knowing who your neighbors are or what they are like leaves all members of the family a little uncertain. Who will the kids play with? Who will we have backyard gatherings with? Will I be able to borrow a cup of sugar from the neighbor? All these questions are completely valid and usually cross your mind at one time or another.

The best way to help adjust to a new place is simply by making the effort yourself. When you see a neighbor outside give them a wave and a smile. By doing this you will show that you are approachable and help that neighbor feel comfortable around you. Although life is hectic with the move take a few hours off and take a loaf of bread or some cookies to your surrounding neighbors. Tell them how happy you are to be a part of the neighborhood and look forward to getting to know their family.

Another great way to adjust is to find out what community or neighborhood projects are currently happening. Get your hands dirty and find out what you can do to be a part. Life is busy for everyone and most people would gladly welcome any assistance that is offered. Volunteer a couple hours a week at the local elementary school. Whether its Boy Scouts or the PTA involving yourself will help you make friends very quickly.

When weather permits get outside and make yourself known. Turn the TV off for a few minutes and take a walk or a bike ride together around the neighborhood. Stop to talk to those you pass by. If you see a neighbor who needs a little help make it your familys priority to offer that assistance. Mowing the lawn or raking leaves go a long way in establishing relationships with others.

If you wait for others to approach you your family could miss out on a lot. Be assertive and step out of your box. It may be slightly uncomfortable to do so at first but before long you will find yourselves surrounded by scores of friends and activities.
